The primary role of the Community Director is to effectively manage, market, and maintain the physical apartment community while maximizing employee resources. Our Community Directors are very customer service driven that create a lasting influence on visitors, prospects, and residents.

In this position, you'll be responsible for:

? Preparing the preliminary annual property operations budget

? Supervising property associates

? Managing, marketing, and maintaining the apartment community

? Monitoring expenses

? Overseeing the consistency and effectiveness of the leasing director and leasing associates' use of the policies and procedures, including priority wait lists, phone techniques, application verification and notification

? Recommending changes to supervisors regarding rent changes

? Ensuring leasing practices conform to federal, state, and local law

? Ensuring staff is knowledgeable of the market and competition

? Maintaining positive resident relations

? Establishing and maintaining renewal programs

? Managing staff, including hiring, training, developing

? Maintaining system of service requests

? Maintaining the common areas

? Ensuring the availability of make-ready vacant units

? Maintaining resident database, accounts receivable, and accounts payable records

? Reporting on payroll and employee records

? Overseeing risk management and emergency procedures
