Lease abstraction is an essential component of due diligence for a multi-tenant commercial property. Lease terms often vary from tenant to tenant. Lease terms and options impact both the quantity and quality of rental income. Lease terms affect the quantity of rental income by adjustments made for factors such as rental rates and escalations. Lease terms affect the quality of rental income based upon factors such as the tenants rights to lease additional space at a predetermined price or to give backspace if they no longer need it.
Lease abstraction is a tedious and time-consuming process, particularly for properties with numerous tenants. Each lease is often 20 to 100 pages in length. In many cases, the lease form varies from tenant to tenant depending on whether the tenant or the landlord originated the lease form and which of a series of owners executed the original lease.
Multiple special terms can be included in various portions of the lease. These modifications can substantially impact cash flow and the value of the property. Following are some of the lease terms which should be considered when conducting a lease abstraction:
Renewal rights; First right of refusal; Co-tenancy clauses (tenant A can terminate lease if tenant B leaves the center); Right to terminate if the building does not have adequate space to meet the tenants requirements or if other factors occur; Escalation clauses; Pricing for after-hours electric; Parking rights and pricing; Signage rights; First right of refusal to purchase the building; Right to reduce rent if certain conditions are met to; Write to give back space which is no longer needed; Right to take additional space at a predetermined price. A complete lease abstraction must be prepared before it is possible to perform financial modeling for an acquisition. The lease terms will dramatically affect current and future cash flows. The combination of lease abstraction and financial modeling (performed using a program such as Excel or Argus) provides the investor meaningful insights into the probable cash flow for the investment.

In a statement Thursday, March 14, 2012, SWIFT, the banking hub crucial to oil, financial transactions and other trade, said the EU decision "prohibits companies such as SWIFT to continue to provide specialized financial messaging services to EU-sanctioned banks," and the company was forced to act. BRUSSELS (AP) ? Dozens of Iranian banks were blocked from doing business with much of the world as the West tightens the financial screws on a country it wants to prevent from developing nuclear weapons.
The Belgium-based company that facilitates most international bank transfers on Thursday took the unprecedented step of blocking 30 Iranian banks from using its service. The move is likely to hurt Iran's all-important oil industry and make it difficult for citizens to receive money from relatives living abroad.
The move by the Society for Worldwide Interbank Financial Telecommunication, or SWIFT, is part of a broader effort by Western nations to isolate Iran financially and force it to demonstrate that it is not trying to develop nuclear weapons. Iran says that its nuclear program is for peaceful purposes only, but officials in many other countries believe otherwise.
SWIFT said it was forced by recent European Union sanctions to discontinue service to the Iranian banks beginning Saturday. SWIFT is a secure private network used by nearly every bank around the world to send payment messages that lead to the transfer of money across international borders.
The chief executive of SWIFT, Lazaro Campos, described the move as "extraordinary and unprecedented."
"It is a direct result of international and multilateral action to intensify financial sanctions against Iran," he said.
There was no immediate reaction from the Iranian government or the banks involved. Not all Iranian banks are subject to EU sanctions, and oil experts say there will be ways for Iran to sell oil without using SWIFT.
Still, blocking Iranian banks' access to SWIFT is "tightening the noose" on Iran, said Ali Ansari, an expert on the Middle East at the London-based Chatham House think tank.
Sanctions long in place have failed to convince Iran to return to nuclear talks; the EU, which imports about 14 percent of Iran's oil, plans to institute an embargo on Iranian oil in July.
The regime has been able to withstand these sanctions in part because high global oil prices have provided Iran, the world's third largest exporter, with record oil revenues. Iran exports 3.5 million barrels of oil per day, about 4 percent of the oil consumed in the world. Last year, Iran generated $100 billion in revenue from oil, up from $20 billion a decade ago, according to IHS CERA, a consulting firm.
Iran is expected to continue to sell to India, China and other major oil customers that are not participating in the EU embargo.
But by forcing SWIFT to expel Iran, Western nations are trying to make it more difficult for Iran to sell oil even to willing customers. A single oil tanker can hold $100 million worth of oil, making electronic bank transfers crucial.
Analysts expect Iran to try to skirt the sanctions in a few ways. It may exchange oil for cash, gold or other commodities directly. It may try to mingle its oil with oil from other countries in international terminals and pipelines to mask its origins. It could get help from the central banks of countries friendly to Iran.
"Throughout the history of the oil trade, someone always gets around trade embargoes one way or another," said Jim Ritterbusch, a veteran oil trader and analyst.
Also, Iranian banks that have not been sanctioned by the EU could sell oil.
Analysts say by reducing the number of customers for Iranian oil and making it more difficult to pay, Iran will be forced to accept a lower price for its oil and likely be unable to sell all that it hopes to.
Judith Dwarkin, chief energy economist at ITG Investment research, said Spain and Japan are already reducing Iranian imports and Europe's large oil companies have also cut back ahead of the July deadline. Iranian oil shipments have already slipped in recent months. In February they fell to a 10-year low, according to the International Energy Agency.
Saudi Arabia has said it would increase production to make up for any shortfall resulting from the sanctions. Still, analysts say that will likely drive up prices because it will reduce the amount of wiggle room ? called spare capacity in the industry ? that the world's oil producers have to make up for shortfalls elsewhere.
Oil markets were largely unaffected by Thursday's announcement; traders had already pushed prices higher in recent weeks in anticipation that Iranian supply would be disrupted. Analysts say these worries have made oil $10 to $20 per barrel more expensive than they otherwise would be. In New York. Oil settled at $105.11 per barrel Thursday.
Washington and allies Britain, France and Germany have taken a tough approach toward Iran over the nuclear issue but have run into resistance from Russia and China. The six nations have agreed to meet with Iran to negotiate a solution, but East-West disagreements within the group are greater than ever. Talks between the seven nations ended in failure more than a year ago in Istanbul, Turkey.
SWIFT facilitates not only large bank-to-bank transfers, but small ones as well, which could lead to unintended consequences. Many Iranians, including opponents of the current regime, live abroad and send small amounts of money to their families in Iran back home on a regular basis.
Mark Wallace, a former U.S. ambassador to the United Nations who heads a group called United Against Nuclear Iran, wants all Iranian banks to be included in the sanctions.
"We should not be allowing any Iranian banks access to the international markets," he said. Still, he said, the sanctions are already having "real bite," by crimping oil exports, leading the devaluation of Iranian currency, and making it harder for companies and Iranian elites to move money.
"The Iranian banking system is embattled," he said.

With a papal visit looming, dissidents occupied a Catholic church demanding Pope Benedict XVI press for political freedom in Cuba, religious and dissident sources said.
Cuba's Catholic church slammed the move as "illegitimate and irresponsible".
"This is a coordinated, planned strategy by groups in different regions around the country. It is not some whim... it was arranged apparently to create critical situations ahead of Pope Benedict XVI's visit," said a statement from the archdiocese led by Havana Cardinal Jaime Ortega.
The protesters, five women and eight men, are members of the outlawed opposition Republican Party of Cuba (PRC), group member Julio Beltran told AFP.
The group entered the Our Lady of Charity church in central Havana late Tuesday and spent the night. By late Wednesday, they were still on the scene.
Police stood guard in the area but did not intervene, and the archbishop's office said the authorities had promised not to enter the church.
The protesters' demands include unconditional freedom for political prisoners, an end to repression and persecution of regime opponents, access to uncensored news and freedom of travel.
Benedict is scheduled to visit Cuba -- the only one-party Communist ruled nation in the Americas -- from March 26-28, 14 years after Pope John Paul II's historic visit in January 1998.
Roberto Betancourt, a priest at the church, said he received a letter from the protesters, who promise to leave once they received a response from senior church clerics.
The local Roman Catholic church, led by Cardinal Ortega, has urged Cubans not to hold political protests ahead of or during the pontiff's visit. And church officials slammed use of the church for non-spiritual activities.
"Any acts that seek to turn places of worship into a place for political demonstrations, disregarding the authority of the priest or the right of most people who go there in search of spiritual peace or prayer time, certainly are illegitimate and irresponsible," the archdiocese statement said.
It also acknowledged that "similar situations" have developed around the Caribbean nation of 11.2 million "but occupiers already have left the churches."
A bishop's office source told AFP another group of demonstrators had occupied the cathedral in the northeastern city of Holguin on Tuesday but "left voluntarily".
Elizardo Sanchez, who leads a dissident group association, said of those protesters "they were thrown out" by Holguin bishop's office staff.
Some Cuban opposition members are critical of church cooperation with the Communist state, which has included mediating the release of political prisoners. But the church is the most influential non-state actor in a society overwhelmingly controlled by the government.
After decades of official atheism, the Cuban regime now has more cordial relations with the Catholic and other churches. Most Cubans, however, do not consider themselves practicing Catholics.
The pope is scheduled to fly to Santiago de Cuba on March 26, following a visit to Mexico, and celebrate mass in the same town square where John Paul II celebrated services. President Raul Castro will welcome him.
The pope will then make a private visit to El Cobre, just outside Santiago, Cuba's second largest city on its eastern end. This year marks the 400th anniversary of Our Lady of Charity of El Cobre, a statue of Mary found in the sea off the village and Cuba's patroness.
Government party officials said at a meeting over the weekend in Santiago that during the pope's visit "no political slogans, political signs, or audiovisual messages of any kind will be allowed."
Benedict will then fly to Havana, where Cardinal Jaime Ortega will greet him. The pope, 84, is to again meet the president, 80, and may meet his brother, longtime Cuban leader Fidel Castro, 85.
The pope is scheduled to wrap up the visit on March 28 with a mass in Havana's sprawling Jose Marti Revolution Square, where government rallies are routinely held.
WASHINGTON (AP) ? Santorum had a huge lead among voters in both states seeking a candidate who is a real conservative, winning just over half of their votes. He also captured more than 6 in 10 of those in each state preferring a candidate with strong moral character, rewarding a contender who spoke unhesitatingly about the importance of family and faith.
Romney did strongly with each state's more moderate voters, capturing nearly 4 in 10 moderates and liberals, but it was obviously not enough. Underscoring his weaknesses with both state's voters, he lost command of several constituencies he has generally been able to count on previously.
While he has often won among voters citing the economy as their top worry, those voters divided about evenly in Mississippi. He won that group only slightly in Alabama.
As with every state so far, the largest group of voters in Alabama and Mississippi selected the economy as the issue that mattered most. Romney, the wealthy former private equity executive, has made repairing the economy a top focus of his campaign and has prevailed among voters concerned about that issue in most states so far in 2012.
In Mississippi, Romney shared a lead with Santorum with college graduates and people from families earning at least $100,000 annually, while he and Gingrich both led among people age 65 and up. In Alabama, he split the lead with Gingrich among college graduates and with both his rivals among regular Republicans. All are groups Romney has typically won.
In both states, Romney and Gingrich each won about a third of people without college degrees, with Romney lagging behind. That characteristic is widely used to measure blue-collar voters, a constituency that the GOP must dominate in the general election to offset Democratic advantages with other groups. Nearly 6 in 10 in both states lacked degrees, ranking both near the top in that category among states that have voted so far.
Santorum ran about evenly with Gingrich in Alabama when voters were asked which candidate best understood the problems of typical Americans, an attempt to measure the empathy that voters see in the contenders. In Mississippi, Gingrich was ahead with that group.
Texas Rep. Ron Paul put little effort into both states' races.
Romney led among the nearly 4 in 10 voters in both states who cited the ability to defeat President Barack Obama in the November election as the main quality they are seeking in a candidate. Given four choices, that has been the top factor named in every state so far.
The surveys of voters in Alabama's and Mississippi's GOP presidential primaries were conducted for The Associated Press and the television networks by Edison Research. This includes preliminary results from 1,589 Alabama voters interviewed Tuesday as they left their polling places at 30 randomly selected sites, and from 1,665 Mississippi voters as they left 30 polling places. Each survey had a margin of sampling error of plus or minus 4 percentage points.

I believe doing your proper research shows respect for the subject you are writing.? It harkens back to my strong convictions about respect for the art and craft of screenwriting and being a professional.? Every aspect of your writing goes into your writer?s toolkit and you will draw upon these tools as your build and establish a career as a working screenwriter.? How many movies have you seen that feel completely inauthentic?? How many characters seem fake?? Quite a few and it?s hard to mask inauthentic writing.? This is why the best films come from a place of authenticity and it starts from the producer and screenwriter?s desire to get it right.
The fun part of being a writer is that your research is an ongoing process of venturing out into the world and living your life in an adventurous way.? You constantly need to have new and different experiences to make your writing more truthful and creative.? I don?t believe you can live in an ivory tower and write about life without ever really experiencing it from the gutter to the penthouse.? I believe any writer needs to stay open and curious about the world.? It?s our duty to experience life and fill our stories with truth and authenticity.
Maybe you?ve done research for a paper or report in college or high school and found the process frustrating and overly time-consuming.? The process is the same when crafting your screenplay, so if you haven?t mastered the techniques of research, you need to learn how to use the process as a tool in your ability to craft an authentic project.? If you?re hired for a screenplay assignment, you might write about something you don?t know.? Many of my screenwriting assignment jobs have been to write a particular genre ? military action, family, holiday, science fiction, natural disaster, even noir crime thriller.? You?ll need to watch and study films of a particular genre to become an expert on the story, structure and characters in the types of genre movies you might write.? You?ll also need to read other screenplays in the genre to become an expert in that particular world.
So, how do you begin your screenplay research?? You?ll need to have your basic story down first and as you compile your research, but make sure you don?t get lost in the process.? As you know, us screenwriters tend to procrastinate, so don?t allow your research to keep you from writing your script.? Make a list of specific issues or facts you need to research and use it as a guide to save time.? The better you know your screen story, the faster you will be able to target the research topics as they will become clearer.? Limit the time you spend on research, so set aside a block of time and keep to a schedule, take detailed notes and keep track of everything in a file or notebook.? As you compile most of what you need to learn, switch the rest of your day to writing.? Don?t waste unnecessary months, you can always go back and find specific items you need, but always get on with the process of screenwriting.
When I developed the basic story for my WWII coming of age screenplay, ?I?ll Remember April,? I needed to flesh out the lives of the characters during this period in history.? I needed historical details to add realism to my story. Authenticity was my mission, as I based my story on a historical military incident: the shelling of an oil refinery just north of Santa Barbara in Goleta, California by a Japanese submarine.? It was the first attack on United States soil by a foreign power since the War of 1812.
I already structured my screenplay and spent three months reading every book, historical newspaper article, magazine and watched dozens of films to get into the mindset of the months surrounding February of 1942 when my screenplay took place.? I interviewed my parents who remember the war as small children and I incorporated their feelings and experiences into my characters.? I interviewed my grandparents, who were the age of my lead characters during the war, for a different point of view.? All of this information went into my research notebook.
I needed to know what life was like on the home front of the United States?what troubled people living on the west coast, what was going on in Washington DC, what was happening in the battles of the South Pacific where our lead character?s son was fighting, how people reacted to rationing and the war, and the facts and events leading up to the Japanese internment?? These topics were necessary research to make my story more authentic.? Your screenplay may never be a hundred percent authentic, as it?s a movie and not a documentary, but always service the story first and then do your best to make it realistic.? If you want to write a historical screenplay, hunt for your story first and don?t let the historical facts to keep you from writing?for the Hero?s Journey dates back to the beginning of storytelling.? I believe the little details are important and trust me, someone will always find inaccuracies in your movie and point them out on their blogs, customer reviews, or the Internet Movie Database!
What if you don?t have screenplay credits, how can you get others to take you seriously with your research?? You?d be surprised how easy it is to get people excited to help once you tell them you?re working on a project.? The more serious and professional you are about your writing, the easier it is to draw others in to help your cause.? You?ll find experts are very open to sharing their knowledge and will even do interviews to help you make your screenplay more authentic.
Years ago when I was writing a spec action screenplay that took place on a supertanker, my writing partner at the time and I contacted a shipping company in San Pedro, California and told them we needed to get on board of a ship to ask questions for our research.? We showed our serious interest in their world and in return, they were extremely helpful and gave us a complete tour?from the bridge down to the bowls of the rear engine room with its gigantic propeller.? It was a unique experience and I would have never set foot on a supertanker if it hadn?t been for our need to do research.
Like the actor, I believe a screenwriter should go out of his or her way to log as many life experiences as possible to expand their writer?s arsenal.? How can you possibly write about something and make it authentic without ever having experienced it?? Sure, you can imagine what it would be like, but many times you get writing that isn?t authentic and is just a rehash of what you?ve either seen in movies or television.? If you always write your stories from your unique perspective and experience, they won?t read or feel fake.
How many times have you written gunplay into your screenplay and maybe you?ve never really fired a gun?? Well, I?ve written several action scripts where ?guns were blazing? and I had never fired a gun before, so I figured it was time to do research and experience it for real.? My friend invited me to a shooting range where I fired three different pistols and even put two bullets into the same hole in my paper target!? Here I was experiencing something I had only imagined, and now the awesome firepower was in my hands with spent shells ejecting from my own 9 MM ? BLAM!? BLAM!?? Priceless.? The target part actually ended up in a scene from one of my comedy screenplays.? The whole experience was a blast (sorry).? Now I can write from experience and not just from what I?ve seen in movies or television.? Your personal experiences make your writing more truthful and believable.? Living a life of experience makes you a well-rounded person and it?s also a hell of a lot of fun too!
The ability to research is another important tool in your screenwriter?s arsenal.? When you can?t write from experience, you need to do research and become a mini expert on a particular subject or film genre.? Don?t get distracted by the process, set aside a block of time, target your topics of research, take detailed notes and move on with the job of writing.? As you live an authentic writer?s life, everything you do and observe is research for your writing.? Make it your goal to pursue as many different experiences in life as possible?it will enrich your writing and your life.? Learn as much as you can about every subject and always strive to make your screenplays authentic.
?If you want to be a writer, you must do two things above all others: read a lot and write a lot.? ?Stephen King
?? because the greatest writer in the English language wasn?t trolling for facts, he was hunting for the story.? He wasn?t writing a biography of Caesar (which would require real research), he was writing a play with characters and a theme that would speak to his audience.? ?Steven Pressfield

This film is distinctly minor league. But it does provide the thumbs-up emotional lift of a bumper-sticker message on game day.
It's a credit to directors Daniel Lindsay and T.J. Daniels that the personal stories of the kids and coaches resonate more than the wins and losses.
Undefeated is undeniably inspirational stuff.
For the most part admirably chooses honest documentation over emotional manipulation.
"Undefeated" is an emotional and effective film, and I'm happy for it.
I wanted it blow my mind, to flatten me. Demanding, I know.
This is one of the best sports documentaries of the last few years and while I don't think it should have won in a VERY good year for non-fiction film, I'm really not upset at all that it did.
Finds the warmth and vulnerability that is sometimes hard for outsiders to see beneath the rough, damaged exterior of the impoverished Memphis neighborhood where much of the action takes place.
Undefeated does more to draw a straight line between the desire to win (as opposed to actually winning) and the character of a man than a thousand locker room pep talks.
This year's Oscar winner for Best Documentary Feature seems almost too good to be true...but that's what makes it so effective.
Has a huge heart. There won't be a dry eye in the crowd.
a remarkable documentary about the power of commitment and resolve
Should be required viewing of anyone who is committed to becoming a teen athlete -- or a coach of one.
If you can get through this movie dry-eyed, you are made of sterner stuff than I.
This emotional love letter from a coach to his team follows a downtrodden Memphis high school football team through a tumultuous season which tests the patience of the coach and the tenacity of the players.
A compelling documentary chronicling not just football exploits but a few bona fide cases of quality character revealed.
Forget about "Blind Side". This is the real deal, a stirring documentary about high school football that will move you to tears.

By influencing all the natural biomechanics in your body, barefoot shoes will help you move more in the way nature has intended. This footwear provides a number of health benefits to the individual who wears them. There are some major benefits to wearing Barefoot footwear you may want to consider.
When people wear this type of shoe they are strengthening their feet and lower leg muscles. Their general foot health is improved with the increased strength of the muscles in the lower segment of the both legs and feet. Also, the increased strength in the muscles decreases chances of injury.
Wearing this type of footwear improves range of motion in the toes, ankles, and feet. The shoe does not confine the feet as conventional footwear does so they move naturally. Because the feet are able to move naturally, the rest of the body does also, making you feel wonderful.
The shoe causes the foot to function more naturally which is very important to you balance and dexterity. The feet have neurological receptors that send information to your brain. When you wear the shoes the brain receives valuable messages that result in improved dexterity and balance.
The footwear also helps improve a persons posture and the alignment of the spine. In these shoes, the foots heel is much lower than when you wear traditional footwear. Your body weight is more equally spread out along the bottom of your feet. Because the weight is properly distributed your posture and spine alignment improves. It should be noted that when the foot heel is on an incline it will have a negative impact on your gate.
A lot of folks look at this footwear and will wonder why people would wear shoes with toes. The truth is that conventional footwear hinders the natural functioning of the feet. When the toes are separated in this thin soled shoe the person feels as though they are barefoot. The thin soled shoe permits the feet to experience the sensation of the ground teaching the person to reduce the force of their feet hitting the ground as they walk.
The barefoot shoes offer the individual a natural way of walking that improves the alignment of the spine and posture. With correct spine alignment and posture leg, feet, and back pain are avoided. Additionally, the shoes will help build muscle strength that in turn decreases the risk for injury. Wearing this type of shoe allows the feet to function naturally.

Microbes turn leaves into nutrients; knowledge could improve biofuel production
RICHLAND, Wash. Leafcutter ants, the tiny red dots known for carrying green leaves as they march through tropical forests, are also talented farmers that cultivate gardens of fungi and bacteria. Ants eat fungi from the so-called fungal gardens, but the bacteria's role has been unclear until now.
New research shows the bacteria help decompose the leaves and play a major role in turning the leaves into nutrients that may be important for both ants and fungi. The findings were published March 1 by The ISME Journal, a publication of the International Society for Microbial Ecology.
"This research provides some of the first tangible details about the fascinating symbiotic relationship between leafcutter ants, fungi and bacteria," said Kristin Burnum, a bioanalytical chemist at the Department of Energy's Pacific Northwest National Laboratory. Burnum is a co-author on the paper and led the study's protein analysis. "Understanding how bacteria turn plant matter into a source of energy in ant fungal gardens could also help improve biofuel production."
The gardens in question are initially sowed by the ants, which bring leaf pieces into their underground nests. From the leaves grow the fungus Leucoagaricus gongylophorus, traditionally thought of as the ants' food. The relationship between leafcutter ants and fungi has been known since 1874, but it wasn't until the late 1990s that scientists started to also identify bacteria in the underground gardens.
Since then, a lively debate has gone on about the bacteria's role. Because pure samples of the garden fungi grown in laboratories don't easily degrade cellulose, a molecule that gives plants structural stability, many scientists have argued the bacteria help decompose the leaves. Other researchers have proposed bacteria like the microscopic bugs in our guts help ants obtain nutrients from the leaves.
Lead author Frank Aylward of the University of Wisconsin-Madison, Burnum and their co-authors set out to help resolve the debate by doing a comprehensive survey of the various bacteria species that live in the gardens and examining the suite of proteins those bacteria produce. They traveled to a Smithsonian Tropical Research Institute site near Gamboa, Panama, and gathered samples of fungal gardens tended by two ant species, Atta colombica and Atta cephalotes.
Aylward and several others on the research team are part of the Great Lakes Bioenergy Research Center, one of three Bioenergy Research Centers established by DOE's Office of Science in 2007 to accelerate research toward the development of cost-effective advanced biofuels from nonfood plant fiber. The University of Wisconsin-Madison leads the Great Lakes center.
To produce results that more accurately reflect the large diversity of real-world gardens, the team collected large samples with bits of leaves, ants, fungi and bacteria intermixed instead of just gathering samples of the bacteria they intended to study. This allowed them to better examine the entire community of bacteria that live in the gardens and prevented them from missing some bacterial species. The team then studied the bacterial community's genes and proteins an approach known as metagenomics and metaproteomics.
The researchers sequenced their genetic samples at Lawrence Berkley National Laboratory's DOE Joint Genome Institute. With the help of an extensive library of bacterial genes developed by co-author Cameron Currie, team members at University of Wisconsin-Madison identified thousands of bacterial genetic sequences from the two ant gardens. More than two-thirds of the bacterial species found were from just a few groups. More than half of those identified belong to the family Enterobacteriaceae, whose members are known to ferment sugars and include the intestinal microbes that help animals digest food.
From the bacteria, Burnum and her PNNL colleagues in Richland examined proteins, the workhorses of the cell that perform the tasks needed to keep organisms alive and well. They used mass spectrometers at EMSL, the Department of Energy's Environmental Molecular Sciences Laboratory at PNNL, to identify proteins in an A. colombica nest.
They found proteins that were involved a surprising number of different metabolic pathways, including:
Breaking down complex sugars that make plants tough and durable, but difficult to digest
Transporting sugars, allowing broken-down sugars to be used for energy
Making amino acids, the buildings blocks of proteins
Making vitamin B5, which is needed to both break down proteins, carbohydrates and fats and to make energy from nutrients
When compared to all other bacteria in Currie's large library of bacterial genes, very few just 0.2 to 0.6 percent of the garden bacteria were involved in breaking down cellulose. Instead, most of the garden bacteria were involved in breaking down simpler sugars, indicating that perhaps fungi initially breaks down cellulose and the bacteria then turn the partially digested sugars that result into a variety of nutrients that could promote the fungi's growth or even nourish the ants themselves.
"Our results show that calling these 'fungal gardens' is pretty misleading; 'fungus-bacterial communities' would be far more accurate," Burnum said. "Bacteria are not only integral residents of these communities, but they perform essential tasks that keep the communities and the ants that help cultivate them living."
Next, the team plans to analyze the fungi, lipids and various metabolic products found in the gardens.
This study's findings and future results could advance the work of scientists who are looking at fungal enzymes to make biofuel out of plants. The enzymes, or biological catalysts, of fungi are exceptionally talented at breaking down cellulose in plants, making them a good model for large-scale biofuel production.
"It's apparent that neither fungi nor bacteria work in isolation when it comes to leafcutter ant gardens," Burnum said. "It's possible that the same goes for biomass conversion; perhaps both fungi and bacteria are needed to efficiently turn plants into biofuel."

When in high school the students are asked to write many different types of essays. A persuasive essay is where the writer makes an attempt to get the reader to agree with their viewpoint or do what they are asking. There are several topics to choose from for this essay. AboutTopics.com is a great source for many engaging persuasive essay topics.
A good topic for high school students is the driving age. When writing on the topic the writer has to pick a side of the argument and give supporting facts for their standpoint. Many feel sixteen is too inexperienced and need to rise the age to eighteen. The student can give info on why sixteen is fine for driving backed by facts. They can also give crash stats if they feel it is too inexperienced.
An analogous topic is the drinking age. Some feel that since a 18 years old can go to war they ought to be able to legally drink. Others feel this is far too young. The writer can pick a side and give information to support their point of view. While discussing the world war the writer can write about the conflict in Iraq. They can supply information to support why the United States was just in invading Iraq or why the United States shouldn?t be involved.
There are many other topics for high school students to write about. They can write a report about why they should have their curfew extended. This can be a completely unique paper to present in class. They can also write an essay on reasons why somebody should hope their favourite sports team should win the following game. These topics are less controversial and might be better to present depending on the maturity of the classmate.
When writing on persuasive essay topics pick a side of the discussion and stay with it. Don?t go back and forth between variants. This can defeat the point of persuasion. It?s critical to back that debate up with facts on the subject. Statistics will be helpful as well. This information can be found on many state websites or maybe by performing a Google research. Read the paper to some other person before handing it in. If they agree with the viewpoint or see the reasoning behind it then the paper is a success.
You may also find a lot of tips and advice on the way to pick essay topics in the informative article and it can be also helpful for you. There are lots of good persuasive topics and useful tips in the article about persuasive essay topics also.
